Northpoint Ohio has a comprehensive list of design services to address any variety of design challenges.

With over 100 years of combined experience, the staff at Northpoint Ohio will be able to determine the best use of one, or several of these services to produce high-quality concepts, or working drawings that fit exactly what our client is looking for.

Architectural services include design, preparation of construction documents, and construction administration. The following is an outline of the steps included in A/E services 

  •   Project Introduction - The planning of your project starts here. Working together you will share your project needs, dreams and goals.
  •   Schematic Design – During this step we will begin by preparing preliminary design sketches based on your requirements and budget to explore and illustrate possible cost saving options. We will review these options with you, pointing out the merits and responding to your input.
  •   Design Development – This stage refines the agreed upon schematic design for a clearer definition of the scope and quality of the finished project. Further cost projections will determine how closely the design conforms to the budget, or what, if any, adjustments are required.
  •   Construction Documents – When the design development is fulfilled, the architect prepares working drawings and specifications. These are required to obtain a building permit and formal bids, and to guide the contractor in construction.
  •   Bidding and Negotiation – Process of organizing a bidding process, making a contractor selection, and negotiating a construction contract. We have a proven selection process that will make it easy for you to choose the best contractor for you and your specific project.
  •   Construction Administration – If requested during the proposal process we will advise you during construction site visits to determine if construction is proceeding in general accordance with the contract, and that the design, materials, and workmanship meet with acceptable industry standards. 

Programming entails discovering your project needs and goals and getting them down on paper in either written or graphic format (or both). During this exercise we will discuss your project in terms of the number and size of rooms. Adjacency of spaces, discussion on natural light, views to the outdoors, noise concerns, or proximity to other rooms in the house. The balance of quantitative and qualitative components allows us to understand project needs in terms of hard numbers (square feet) and emotional expectations for how the space will feel and function. 

A master plan is a dynamic long-term planning document that provides a conceptual layout to guide future growth and development. A master plan includes analysis, recommendations, and proposals for a site or building potential future highest and best use.

An architectural feasibility study is an objective review of available design options and considers all of the aspects of your proposed project. During this process our clients can test the viability of the project from an Ohio Building Code and Zoning perspective before undertaking any real significant expense. The study attempts to answer the big questions early in the decision making process.

An architectural site plan is a detailed overall drawing of proposed site improvements to a given lot or parcel. A site plan shows a proposed building footprint/addition, sidewalks, parking, site lighting, and landscaping.

Adaptive reuse refers to the process of reusing or breathing new life into an existing building for a purpose other than which it was originally built or designed for. Adaptive reuse of buildings can be an attractive alternative to new construction in terms of sustainability and allows us to show respect for the continuity of history in the community in which we live and work.

Conceptual Design is one of the initial phases of the design process, in which the broad outlines of the function and form of something are articulated. One way to illustrate conceptual design is through three dimensional renderings or animations each of which are some of the first glimpses of what a space may be once completed.
